54 Page Residential Appraisal Report

1. Much of what I put into the reports go above "minimal" in the event that it should land in court and those additional steps become essential.

None! I guess those additional steps paid off! :D
 
That would preclude a sketch, UAD requirements, a map, and enough detail to comprise a USPAP and a UAD compliant report unless it is a desk top appraisal report.
My first appraisal on property done for me was 3 pages. Letter, picture, map, no certs...back in 70s or 80s
 
Don't really want to date myself but when I first started appraising the FHA appraisal report was one page hand written with a black and white photo stapled in the upper left hand corner.
When you started, the FHA was probably still redlining minority and other "undesirable" neighborhoods in which they refused to insure loans, lol.
 
i average 35ish pages per report. i don't include full MLS listings but if the description lists items that end up accounting for an adjustment i do copy/paste the agent's description from the listing into my report. i include a cover page but i do not include my license or E&O as my client has those items on file already.

Same here. Average 35ish. Considering I used less than 10 pages 20 years ago, I expect the page number will continue to grow.
 
would anyone care to address my previous questions about the value of the market analysis?
 
I apologize for my lack of clarity. I'll try to remember to be more clear going forward. But, I am very much aware that lenders, their AMCs and the staffs of each show different levels of training and of understanding what the GSE requirements actually are, conflate them, and require documentation in anticipation of meeting any objection to a particular loan's lack of documentation.

I compare them to Ed "Too Tall" Jones who once described his defensive technique as simply grabbing as many of the other team as he could and "shucking" them off till he got to the one with the ball.
I will never forget the grad school ethics course requirement for each student to write a short research paper on his or her favorite philosopher. One of the students who was a middle-aged Irish physician with a bent for the arcane and a twisted sense of humor chose Leo Durocher!!!
