Interesting survey.... seems the appraisers customer service is on the back burner (comments #6). And would you all please start doing comp checks so the lenders will stop complaining. The thing I find most interesting is that only 1/2 are currently using AMCs.
It is a shame that the comment section is light on their thoughts....
Several references to comp checks, both outright and veiled, makes makes me think that some are just set in their ways and still do not truly understand the real function of a D3P.
Please except my apoligies for those that seem critical of the survey. Seems Appraisers will never agree & /or go out get something done as you have.
Here is the eaiest thing to do in regard to comp check request:
Borrowers LIE!! Therefore until I have seen the home both interior & exrerior there is NO WAY I can even begin to give a value. In todays market, Any one that says they can is full of shiii. So IF you intend to give the borrower good servivce as I intend to give you. We must at least do a inspection of the home . Many times in this county, assesors records are wrong the home may be smaller or larger than stated. The home may have several "upgrades" that we are not aware of. Some people can TRASH a home within a year others can make a 30 year old home look like new, Which one of these is your borrower?? Several factors are needed in order to determine a value & these factors might also assist you in what loan program is available. Price of this service varies upon the degree of work involved. We require a check for a Full Appraisal at time of inspection. Amount refunded IF any, will be detemined after the inspection.
YES!! screw USPAP!!! USPAP has nothing to say about the amount charged for the amount of work done!!
