8 unit property appraisal and license qualification

I had a brief chat today with Frank Gregoire, former forum member and former Florida Real Estate Appraisal Board member. Certified residential appraisers are limited to 1-4 family, nothing beyond that. The state has disciplined appraisers in the past for exceeding the license limitations. It does not matter if it is FRT or not. So if you are a certified residential appraiser and don't want a seat at the table for two, you might want to pass on such assignments.

Maybe many or most residential Appraisers don't do narrative reports.

I know at least one that has done so.

Okay... usually I let such inanity pass. Just can't do it this morning. In a place where you are discussing generalities, like most of the comments in here, the most absurd thing to say in response is some variation of "Well... Not every....". I'd bet that less than 5% of residential appraisers have ever written a narrative report.
