90% rate of return for a pole barn & pool?

I guess the pole barn and pool business in PA must be pretty good. There are very few property improvements that will contribute that significantly. In some circumstances it may be possible, but....

Hire an appraiser BEFORE you make an offer.
 
Spend a day (or two) driving around the neighborhood (or if it's rural, drive all around the area. Take back roads and side roads, etc.) Look for properties with very similar buildings. Keep a count.

If there are a lot (like most) with this type of building it's probably a good sign that enough people out here want this type of building bad enough to pay the cost of building one. If there are very few similar buildings then it's probably a good sign that few want them enough to pay the price.
