A.I. Stuff

I've been playing with AIVRE's UAD app and it's pretty impressive. Upload the order/scope/contract and it auto populates throughout the report. Also you bulk upload all subject pics and it mostly correctly labels them too. Total so far hasn't done much other than just the form as far as I can tell so that's not going to work for me going further if they don't jump on the AI bandwagon. AIVRE offers 25 free reports to test it out though I haven't received a call/email when I inquired about the actual price. What are you offering that's 60% more than Total that has every form known to man plus an endless database of all of my custom entries for the private work I do?
Good question. Appraiser Machine isn't a forms replacement, you still use TOTAL for the form itself. Where it sits is on the business side (orders, scheduling, invoicing, team management) plus the AI component around the report (photo analysis with condition/quality, UAD 3.6 narrative generation, QC review against USPAP/FNMA/FHA/VA before submit).

So closer to Anow + AI layer than an AIVRE alternative. Some overlap on narratives and photos, different core.
 
The reason I doubt Regorra is two fold: 1) His 24 hour appraisal shtick he launched in October. Lead balloon. 2) There's just something else going on behind the scenes with this whole 3.6 debacle. And yes it's a debacle when established tech firms can't get a full working app to market after several years of trying. So I don't believe Brian can speak a street ready version of 3.6 software into existence or vibe code it over a weekend.
Of course it's all conjecture at this point - regardless of your position. The 24 hour appraisal thing is a pretty brilliant idea. The rub for most lenders is that you have to utilize their AMC (Appraisal Marketplace) for fulfillment. Most direct engagement lenders are direct engagement for a reason - they don't want to lose control of their appraiser panel. Hence, they don't utilize the offering. It's a pretty slick idea, though.
 
If you buy all the gadgets and software assisting programs today, your net annual income would be $-30,000 annually but it would save you so much time, you would have time for a job at the local Sneeze and Freeze so you could actually eat.
 
I ran across this today on FB, very interesting use of a.i. by an appraiser:

"I got my first complaint a couple of months ago....snip....

I immediately called my E&O and got an attorney. I had an AI system spawn a defence attorney agent, a prosecuting attorney agent, and a XXXXX board member agent. I had them all audit my workfile and had the attorney agents go through a discovery process. I told the system we were not done with "court" until my defense attorney AI agent got the other AI agents to agree that the complaint should be dismissed.

I sent my AI-drafted defense to my actual attorney, and he called to let me know it was very thorough and that he did not need to make any changes. Lo and behold, the state sent me an email today letting me know they found no fault in my work product.

I'm sure having a thorough report was a big part of the dismissal, but I was very surprised to find yet another great use of AI. AI attorney."

I'm impressed. Wonder if his attorney disclosed the use of a.i.? Or did he need too?

Well..... on that note, do you believe AMC's and lenders are making sure that appraisers are in compliance with USPAP? That's the answer.....

I had Grok handle my Pro se divorce. Papers are being signed any day by the judge and I'll have a nice little write up. She hired an attorney Victoria Slade handled mine lol. It's a little weird that stuff AI can do very well but can get tripped up the simplest of tasks
 
Interesting video. She set up an openclaw agent and played around with it. It ran up $100 token bill searching the internet for a box of paper clips.
