A Knee-wall Ceiling Height Measurement

From the CE class I took ANSI must be in decimal feet. But for comparison sake how are you going to get the data on the ceiling height in the comps?
 
Public record data can be a problem and MLS data is normally inaccurate in these situations. To compensate for this I simply compare the public record data of the subject to my own measurements, then develop a ratio between the two and apply it to the comps.
 
Sometimes you just have to use your best guesstimate and common sense for the comps and explain, at least in this area.

The Assessors in this area will list a Cape COD as 1,200 sf. first floor and 1,200 sf 1/2 story. They list the house as 2,400 s.f. They rarely take the time to go inside and accurately measure a house.

Same goes for bonus over garage. 600 s.f. garage, 600 s.f. upper 1/2 story. Obviously this tells you very little as to the actual upper size, you just basically have to wing it and explain. I generally use about 70% of the stated upper size (I've measured enough to know this is close enough) and, again, explain in the report.
