Who exactly is forcing you to use Total? Total might have some problems , but overall it works pretty well and techanical support has been fantastic. Even by your comment Total is the best appraisal software available.
On the other hand, sounds to me, since apparently know coding, is your opportunity to create a better appraisal software that is not “Garbage”.
Come on. Total is not made for a good experience. They don't care.

-Why can't I set a default form structure template ? It's always the same. Why do I have to move around forms?
-Why can some field text be resized but other text cannot?
-Why does the E&O flag for comparable sale history within 1 year of the subject's effective date? It's irrelevant.
-Why does smart adjust not work on the General form? Only 1004? The grid data is the same.
-Why do hybrid forms not tab to the left? You can't move spaces to the left. It doesn't work, regardless of the settings.
-Why doesn't smart adjust have a setting for time adjustments so that you can skip a month. Like when you're appraising the subject on the first day of the month. The comps don't deserve full month adjustments.
