Just lost a nice account I was getting $325 an appraisal and had volume. An AMC by the name of Equifax Settlement Services just called me to introduce themselves and let me know they are taking over my client and I was highly recommended and I should sign up. Then they was asked whats your fee? I said $325 for a full 1004. The answer was Oh! No! We already have appraisers in your area that will do them for $150 I was like Are you kidding me thats an insult! No way would I work for a $150. They still sent their package and said you can put the fees you want in but you won't get any work. So I'm going to fill out the paperwork put in my higher fees. Why? because whoever is dumb enough to work for $150 can only do poor work. The AMC will eventually have to move up to the more expensive appraiser or be fired by the lender.

I called a few of my account reps over at xyz and they told me they were paying the AMC $325 to $400 for the appraisal they are all complaining to the higher ups who made the decision.

I guess we'll have to see how it goes I can't believe the AMC can give them the level of service they've been getting from me and others like me.m2:m2:m2:

Sorry to hear about this kick in the rear.m2:

Other than we all go on vacation in protest, I see no quick solution.

Check with them after they've used the AMC for a short time. Have them keep complaining to the higher ups. There was a similar incident here and the employees complained loud enough about the shoddy work coming from the AMC that they eventually dropped the AMC and went back to the old way. (BTW, legit bank who paid respectible fees with no pressure.)

The "small business" level of service and relatiosnhip is being tossed; it's either dead or barely breathing in most industries these days and I'm young. The Companies want to treat the work like a commodity and to herd the customers through like cattle: a Costco for appraisal services.

They can't but the powers that be don't care. They will outsource the process, lay off a bunch of folks and make their next quarterly statement look swell. They will probably be writing off millions in the next year or two because they let quality go by the wayside but that doesn't matter in the immediate. This is the program Greg. This is how it now works. Where have you been? (in case you are wondering there is plenty of sarcasm in my post, sorry for the lost client). They want to pay garbage, let them get garbage.

there are appraisers out here in the rural area doing them for $125 and $150 a pop.

I remember a couple of years ago many said when I post such fees were being paid. That the appraiser may have done it before, not to worry. Well the appraiser must of done a lot before.

Cause work is getting thiner and fees lower.

You will no longer be competing with another appraiser. You will now be competing with a fee shop located within a 150 mile radius. The $150 fee is what the fee shop owner is grossing. Who knows what the trainee is getting. Did they highly recommend that you purchase the "Magic Software" to get on their list?
