A question on UAD Condition. C2 or C3

The OP described the dwelling as having received "adequate" maintenance, not as being "well" maintained. How is that not C4?

Unless it was beat on, a 13/14 yr old home is most likely C3, which goes with OP's statement here

My inclination is that the home is in C2 condition, as there is little to no deterioration, with the components and other items in very good condition.
 
My point is that the OP did not describe the dwelling as "well" maintained which is the term used in the C3 definition. Rather, the OP described "adequate" maintenance, which by definition is C4.
