I have received an assignment for a manufactured home. I requested the A433A from the lender. I believe this is the county record that shows the manufactured home is now taxed as real property rather than it being personal property. The lender sent me verification of the manufactured home being permanently attached from the county. This is a FHA loan. Can anyone shed any light re: the A433A. Thanks so much!

In a nutshell, signals the county to start taxing you as real property. Or, converts personal property to real property. I also scan a copy of the 433A into the report. In the future, you can also get copies of this form from the local title office.
 
4150.2 - Read it...know it! Have you done manufactured homes before? If not, you should seek help from someone who is qualified. Like maybe do a ride-along...

Yep....I have done manufactured homes. This one just had a permanent foundation put in with the certs. The county has not issued the 433A yet. That is the scoop. That is what I had understood about it being converted to real property, but just wanted to make sure I was on target. Thanks so very much.

Even though you have the 433A in California, the appraisal would be completed "Subject to" an inspection of the foundation/installation/skirting by a licensed engineer for compliance to HUD's Permanent Foundation Guide for Manufactured Housing. Fannie and Freddie are only concerned with whether all that meets local, state and manufacturer's requirements. FHA wants to know that as well as compliance with their own rules.

Thanks for that tip! I have not done a MFH for FHA yet but may have assumed the 443 was adequate if I had. Good tip...
 
Yes, FHA has required that the licensed engineer verify compliance to HUDs Permanent Foundation. I was able to place that report in work file and verify in report. Good input. Thank you both so much! Great forum
 
It is usually the easiest to call a local title company and get the 433A, I never had a problem I called my local Title Rep and within minutes had the document emailed to me. Of course with FHA as stated above you need a bit more
