Abolish TAF?

I have always been surprised my "partner" Joan Trice was not on TAF. My "partner" is very busy I guess. IMHO, national license would lead to incompetence in the profession. The man speaking in video would be real upset. It is already happening where appraisal management companies and appraisers are licensed in multiple states.

That is not a hard thing to do in commercial appraisal as long as appraiser can get competent. Single family residential is such a heterogenous market, that it makes it almost impossible, especially financially feasible unless you are sitting a desk and guessing the local single family residential market. It leads to incompetence.

Many commercial appraisers get a temporary practice permit in another state to do a specific assignment. Turn around time may be 2-3 weeks or more.

Mr. Dawson’s thoughts are all over the map.

Not sure I see the linkage between Date of Sale adjustments and ROVs. Codify ROVs? How about Lenders and AMCs be taken to task for hiring less than competent appraisers?

National licensing? Are problem appraisals due to uneven enforcement? Is it worth upending a ship that sailed 35 years ago with state systems firmly established? Shouldn’t each jurisdiction be able to license as they see fit.

Eliminate TAF due to lack of oversight? How about Congress build in some oversight even if they are a non-profit?


I don’t much agree with Mr. Dawson’s issues with the appraisal profession or his solutions to those issues. That’s not to say there are not issues. Hopefully the board sees similarly.

Yeah, if he is our champion, we might as well throw in the towel now. The whole diatribe, from beginning to end, was a laundry list of political bullet points without any basis in fact or logic. And if enacted tomorrow, we would all be significantly worse off than we are today.

Can't argue with your post. But anyone who says "TAF has failed" and "abolish TAF" gets a little grace from me.
 
TAF has gone down hill since about 2010. Most significantly was the AQB from about 2015 with their flip flops and we-know-better approach to problem solving. Caused me a lot of grief working at the state level.

I have communicated with Gregoire. He believes fees should be separated on truth in lending disclosures but TAF has no power to do that even if he could convince TAF.
