Accounting Standards Now Allow Upward Land Revaluation

Comparable properties outside the HOA have similar values to those inside the HOA. This leads me to conclude there is no premium assigned to the homeowners investment in the private park system. How would I determine if this is true?
Well.... whadayaknow, the market has spoken. To the second bold, it's already been determined. My guess, since you're holding your cards so close to your chest about all this, is that there's ample public parks to access the waterfront that the planned unit development's private section is not a unique, desired feature.

The Board may do all things any other owner would with the land.
Even though we don't know all the details and circumstances, I don't think that's true.

Enjoy your place, enjoy your private park, you're not going to get rich on this one.
