The unethical stakeholders have been caught again. Remember the FHFA report and the Philadelphia report, where AMC hired appraisers who were not geographically competent? Keep in mind that the GSEs do not allow on-the-job training to gain competency.

FNMA's bark does not apply but their bite only applies to appraisers. But what FNMA could easily do, is uncover these things, threaten to not accept reports from the BANK, or refuse to accept reports for 90 days or some such, and forbid them to use that AMC. They should then blacklist the AMC. They can do that for individuals, so why not AMCs?
 
That "best qualified" amounts to an edit of the actual policies. Taken literally it would also exclude almost all the appraisers who are complaining about AMC appraisers being unqualified.

We wouldn't want that to happen.
 
And surprise, surprise! Guess who’s strutting in as a TAF IAC partner? At this rate, TAF might as well start handing out orange jumpsuits to all the sponsors and partners. Who knew they were running a fashion show for future inmates? Fashion-forward or just forward-thinking? You decide!:ROFLMAO:

Aren't they the one that was ordering desktops en masse and had people licensed in several states that would join local MLS systems and crank out the equity line assignments? I believe they got caught with their hand in the till and one guy got busted and had never even been to the state he was performing desktops in which was 2 times zones away. So much corruption it's hard to keep up with which AMC did what and when.

Do you have even a passing familiarity with the meaning of "advisory"? When your borrower "advises" you of their opinions do you translate that to mean you then owe them some responsibility to lie for them? Or do you just listen to what they're saying and proceed to do what you were going to do anyway?

The bylaws at TAF lay out the criteria for participating on these panels and such as well as the terms and conditions for that participation. On what legal grounds would TAF even go about discriminating against an org or company that met those criteria? Because appraisers don't like them?

TAF isn't an advocacy entity for the business interests of fee appraisers or any other appraisers. That's the role of the professional orgs like the Appraisal Institute. THEY advocate for your fees; leastwise they could advocate for your fees if they wanted to.

Yep, they sure are at $50-75 apiece.

I remember now—there was an appraiser who had their house appraised by Accurate Group and Groundworks. She shared the appraisal here, and let me tell you, it might just be the worst appraisal I've ever seen. I'll try to find the thread; it went on forever—it was great. If I remember correctly the GLA was off by 400 Sf even though that data was available online. it took people here about two minutes to get the right data.LOL

If that's the case, then the argument should not be about whether the person had visited the state, but whether the person was competent to develop credible results, no?
