Their defense obviously will be to hang the offending appraiser out to dry and insinuate that he was just one bad actor, while it’s clear that long distance, multi-state, multi time zone desktops was a way of doing business and actually encouraged. (and quite possibly still is). Much of this was discussed in another group a few years ago, the group is/was called “I am a white trash real estate appraiser” or something similar and the posts were unceremoniously removed because those swinging a wide loop and those who approved of the practice were offended by being exposed. When sharing information on this it may be best to forget USPAP and ethics since the offenders are within the system. Some of the more humorous parts of the most famous incident when the details and pics were posted was that one of the comps was located on a street where Dennis Hopper once owned property. What I remember most was seeing the pic of the head honcho with the bad haircut. Dennis is no longer with us and had already sold the property, but the bad haircut of one of the AMC ring leaders has a Coen Brothers touch to the whole charade, Javier Bardem is a distant second place to this character in the haircut category. Emmy material at an AMC, who would have thought? Screen shots are a beautiful thing, especially for bad haircuts, double time zone desktops and slovenly appraisers.

If he is promoting racial equity its is different than impartial. Sorry but I refuse to appraise differently based on the skin color of anyone in the transaction. I appraise equally, not with equity.
