Residential values in my area have decreased around 40% in the past couple of years. Properties are now selling at 2004 prices. These are facts. I can use these facts to adjust for market change in my reports. I MUST use these facts to adjust for market change.

I don't see why it would be different for properties along the Front Range.
 
Though I disagree with some of the assertions, it has certainly given me options that I may not have looked at before. Thanks for the discussion and as a first timer, I would highly recommend that the moderator get clarity (as I was unclear) on the question and discuss only what might be pertinent to that. We all know the saying, opinions are like a$&h&l@*, everbody's got one. No need for bickering or battering. Thanks again and I hope next time I only have to sift through 5 pages of legitimate opinions.
Ken, I might have missed post #35 as I was sifting, but that is definitely something that should be tried for those cases.

What I like about Ken's method is that it is totally different than the relational comparison that I suggested. Both I think are valid and prove that there's more than one way to skin a cat.

But neither will take place if one approaches the assignment with a slavish adherence to GSE conformities.

These remarks aren't intended to insult you, Mercury. I hope they are liberating.

My end result, for those interested, was that I rendered an opinion of value higher than the original appraisal without a specific number as the lender only wanted to know if the property was worth at least what the appraiser was stating. I stated that based on information from local sources that I believed the value had been understated.
After a War and Peace disertation on reasoning and without going into all the details, I got the following response from the lender. Thanks, this looks great.
Again, I appreciate all of your insights.

Yeah, well, when I was 10 I was too busy dating 16-year old girls of questionable morals to worry about college.

When I worked at US Steel I had 15 people working directly under me. I was the janitor on the 16th floor.
