Sure, I'll buy that was your original intent but it's effect was biased based on your own personal prejudices

If my post "called your suggestions into question", you may want to consider the signficance of the fact that my post was based upon basic valuation theory.
 
If by "personal prejudices", you mean adherence to those basic principles and theories than guide our activities as valuation experts, I agree.
 
It's been deleted so you can say what you want about it ehhh? Why was it deleted Ken? Because it was about an unbiased valuation theory ? Maybe a less than professional response?

My mistake, it was a different post of yours that was removed. Not that removing of that post would do anything to shine tarnished armor or questionable ethics founded on biased reason.
I wait with quiet anticipation to hear how the OP authors situation was resolved.

I would feel pretty bad if there was anything in the news about an appraiser shooting up a McD's in Olympia, WA, so I think I am going to exit this thread. But you take care of yourself, okay?
 
Post 109 says removed. Did you do it? Yeah, you've been wasting your time here anyway with non-pertinent assumptions. Makes me wonder for what purpose. I don't see any of my posts removed, but I haven't been paying inordinant attention to my posts like you obviously have. I made a joke with you and it got me an infraction. I guess my only defense against your obnoxious intrusions is to have you join PE in the cellar. Buh bye

Besides, I don't care for stalkers and that's what you've been.

This is a dangerous generality, and while it could be true, there are too many other questions to ask.

Given the states these other appraisers are from it could well be true there but not in your state. Completely different markets.

I remember when agricultural land was under $1500/acre in Wisconsin and a few years later seeing land (80 acres) in Illinois selling for $10K per acre was a shock to my system.

Taking into account that construction costs have gone way up in the last 20-30 years then in areas where land itself is very cheap there would be relative break points and may him "no extra value". Around here there are break points where the value per acre changes at around <1/4acre, 1/2 acre, 2-5 acres, 10-15 acres, and so on.

So in their markets it may not yet be that dangerous a generality, but they should be aware that in other markets it may well be so. :D
 
HOWEVER....in rural Illinois and Iowa there is a bunch of "useless" land that is wooded, maybe a little swampy and to most is considered worthless. A recent trend of the rich Chicago folks is to buy this land for their yearly hunting trips and I have seen "worthless" land sell for $5,000/acre when 15 years ago you couldn't get $500/acre for it.

In some areas such land may be zoned "Wetland Conservancy" or such and although be worth less than the Ag land attached to it if local laws allow for "easy convert" from Ag to Res that waste land could well also add value to Ag land parceled out. Seen it many times where the side of the road abutting the conservancy land is actually worth more than the other side of the road which was originally 40ac-80ac continuous farmland with no trees.

Example: I know one home owner who, when asked why he built his house on land with swampland on three sides replied "I would rather have mosquitos than next-door neighbors!" Yep, he bought half the swamp for the seclusion.
