Across The Board Time Adjustments?

A problem as I see it, the markets are so different due to the geographical area this forum encompasses, folks post from their own experiences, justifiably so, and are not quite as open to other opinions as they should be, me included.

And what I've noticed from day 1....
It seems to me that CGs seem to have a tendency to provide opinions regarding typical residential assignments based on commercial assignments with extreme circumstances.....
 
Across the board means that you make an upward adjustment to all of your sales or a downward adjustment to all of your sales. Say that all four of your sales had a 10% (or $10,000 or $50,000) upward adjustment for location. That would be across the board and there are no sales from a locational standpoint that could bracket the subject by being either similar or superior in location.

That's what I think and that would be very atypical for a market condition adjustment without taking into consideration date of sale for example.

However, I know of at least one CG in this thread who has been appraising residential properties since 1993.

Exactly. The first five years of my career were a mix of residential and commercial, and in some periods, more residential than commercial. I still do a house appraisal every few months or so. Being a CG does not automatically equate to incompetent on residential work.

I had no idea that CGs were so thin skinned on such a minor opinion.....

BTW I never said CGs were deficient when appraising residential assignments....
Maybe a rereading of my post #101 would be in order.... :peace:

This can be true. I am a CG. But the time adjustment is not complex at all. Time adjustments are the easiest adjustments to make and to support.

With other adjustments I don't see how it is possible for a residential appraiser to justify many adjustments and still have time to get an appraisal done every day. You just don't get paid enough to do a lot of research.
