Active Appraisers - The "requirement" for Time Adjustment Support

Every appraisal done goes thru CU. Fannie knows what is market happening. So go ahead and keep stable. But now, fannie has warned you ahead, of your eventual short appraising career.
Eventually you will get a letter with all the appraisals you missed time adjustments.
Then they will sanctiton you, make you the walking dead.
But so, you deserve it, probable do other wrong things on your appraisals.

CU can be quite bad, and using a whole census or zip code is not always accurate for price trends.
 
Absolutely, but CU will say up or sown or stable. They aren't asking you to match it, just to explain your opinion. It's not their accuracy they expect to see, but that you did more than just nothing for that line.
I just say, don't listen, stupid will be walking dead.
