Added Value of Bedroom with Legal Egress Window

So a fully finished basement versus unfinished is quite an adjustment. Whether that finish includes a "rec room" or bedroom wouldn't make a difference.
 
After looking through a number of 4 bedrooms in MLS sold in the same area, I found two listing. One house was similar style, remodeled, about 75 feet larger and had a seen-its better day 1 car garage which we do not have. It sold Jan 2021 for $51K more than my comps. Another 4 bed with egress, 2 bath, same sq ft, same construction, same general area, totally redone. Asking $40k more than my comps. Went on market 10 days ago and went pending 5 days ago. Agent told he had 8 offers in 5 days. So we believe there is a market for 4 beds and are moving forward with egress.

I do appreciate anyone who took the time to respond. I must say though that some answers were rather curt and attacking. I don't this forum to be very welcoming.
 
it would be wonderful if you did the bedroom, and could come back to tell use the cost, the profit, and the reaction to it. i think that is the best schooling for any of use. don't mind us, but the answer to your question would continue some interesting discussions here. just to let you know, the discussions here always seem to be 50% for, or 50% against. and then there are those who seem to get into a slapping fight with each other.
 
Tom D, with such a kind and gentlemanly request, I will certainly come back to give you a ROI report. The egress became more affordable a few days ago. We had some big rains the the neighbor's storm water flowed into our property yard. Husband said he would have needed to move some dirt anyway for drainage. So since the machinery is spread over both the drainage and egress, it becomes more affordable (though more out of pocket.)

I will keep in mind that you all are regulars who like to banter back and forth. Please respect that I searched out this venue for educated guidance. I am not one of the RE brokers who thinks my pricing is the end all, be all. I am not look for you all to give me the answer I want, just your honest opinion without belittling me. If you are welcoming to newcomers, you might end up with some interesting questions.
