This conversation is focused on defining a bedroom. In my view, and market there would be no value difference in 5h bedroom and overall living area; as long as the overall living area was not more than the market recognized, such as a 5.000sf in a neighborhood of 3,500 - 4,000 sf homes.
An appraisal is not "adding up the value for each room" plus the garage, patio. It is based on the neighborhood market of similar homes, ideally your home (we call the subject) fits within the range of sizes, room counts, etc, and the comps would be adjusted to the subject.
Don't assume your adding a closet for your "appraisal".
