I have a request to add listings to my report. One listing I'm including was listed by 2 seperate realtors without interruption. The first realtor listed from 12/27/2007 until 04/18/2008 and the current realtor has it listed from 04/18/2008 to present. When I'm reporting the listing DOM do I report starting from the past realtor or from the present realtor? How do you handle that situation?

I would list the DOM starting all the way back to when the property was first listed. Changing realtors has nothing to do with how many days the property has been on the market.

Cumulative DOM with reporting of the various list prices (if more than 1 LP).

Marketing time applies to ALL listings. I had one today that was over 700 days, and spanned $400,000. Owners have no clue, and realtors will list anything at any price (because they have no clue).

Cite the Current Listing Date in the Grid AND the prior Listing Date and Expiration Date in COMMENTS with support / opinion as to why it didn't sell off the first listing. If info unobtainable, recommend utilizing another "first" listing.

I would state both the CDOM and the DOM since the last price reduction. When I run into this, I include the listing history, reductions, etc. It lets the reader know if the lengthened marketing time is because it was over-priced, a sluggish market, or both. If the house was listed at $450K in December, and they have been reducing the price regularly to $325K, while all your closed sales are around $300K, in December it was overpriced and likely would have had lower DOM if priced competitively. Try not to confuse the reader with extended DOM that reflect overpriced listings, spell it out for them. :)
