Adjustment for Days on Market

Dear Underwriter,

I would be happy to comply with your stip... once I have received your data that you believe supports / warrants such an adjustment. Based on MY analysis as the appraiser engaged in this assignment, I have not made such adjustment after MY analysis of the available data.

Please forward any / all data that gives reason for such a stip / request. I will gladly review, research, analyze / consider the data provided and if in MY opinion find reason to, will make such an adjustment.

I'm being asked to adjust for days on the market on a listing(comp 4) I provided. I've never come across this before???? It is slightly past(225 days) the typical market time(3-6months) in the neighborhood. What say the experts???

Ummm, you could ask the listing agent about the place. I know of one recent example of an over the norm DOM, owners are heavy smokers with furnishings including those old-fashioned, free-standing ashtrays...in every room. Unsurprisingly the heavy stench of cigarette smoke is not mentioned in the listing nor evident from the street.

What the stip fails to understand is the extended DOM probably did not effect the sales price,
