Adjustments For Bedroom Count?

What good is "verification" when an appraiser arbitrarily decides the "value" of a feature is too minor to adjust for???
Because we want to give our client a credible report. If/when I question the room/bedroom count, I'll reach out to the agent to verify. I run into many scenario's that Tim Hicks (Texas) mentions. Many times the MLS has enough info to decipher what is accurate or not, but when not, I will call to verify. Same with GLA (or "SqFt Heated" as my MLS calls it).
 
Only an appraiser can point out inconsistencies regarding appraisals..... :)
There is no inconsistencies with my report. Please put on your big boy pants and stop with the riddles. You have something to say, come out with it. You know me enough to know that I'm not going to take it personally.

They have this requirement now called verification. ;) Just call the agents and inquire.
If they don't know how to count the rooms, how is asking them if their room count is verifiable? Any room with a closet is a bedroom for many agents.

(my bold) I agree, Tim. But my counter is the actual conversation with said agent(s). I admit, I don't call on EVERY listing b/c my MLS info and County Prop Appr is generally enough. BUT! When I do need to call/speak with the agent involved, even (again, my bold) they will give up enough information (generally) to say whether a property is a 3 BR 1 Den/Office vs 4 BR or 4 BR, 1 den....etc
 
How do you know if it is really a five bedroom house that the agent is calling a study on ancillary room a fifth bedroom?

We have an entire development of 20,000 acres with septic on small lots and anything over 2 bed probably sits on two lots. But architects game the system and you have rules sizing septic systems on # of bedrooms. So plans show a study, sewing room, recreation room, but only 1 bedroom...3 bathrooms, etc. Realtors used to advertise them as 3 or 4 bed until one got sued and had to buy a house back plus fix the septic and pay expenses.

this is the master bedroom complete with a stove, sink and fridge/freezer. this is the guest bedroom which includes a washer and dryer for convenience.
