ADU adjustment. Is this right?

If the ADU is not rented, you likely have to go with depreciated cost approach and incorporate in sales comparison approach.

You know you have limited options. I won't swear in my hypothetical and MV definition, you shouldn't find a beach front adu and ....................capitalize the income.
 
I know George Hatch and rich azz Fernando are your sunshine state. Ask them? LOL

I wish I had an ADU on the beach in California.
 
If the thang ain't rented. depreciated cost incorporated sales comp approach. If it is on beach and income is out the roof renting? Different story on MV definition. H&B use?
