ADU or In-Law Suite

Hey AF-
Ok.. take a look at this pic.. the homeowner thinks this is an ADU and mentioned that prior to the inspection. Just wanna make sure we are reading Fannie Guideline correct on-this appears to be an In-Law Suite built into the home. This is accessed through the Primary Dwelling and has no expectation of Privacy as it is in a Hallway.

I'm saying not a ADU but a guest bedroom or In law suite. Part of GLA and not seperate. It may add some value but probably in the GLA room and bath count.

Hard to prove so don't go down a rabbit's trail to reviewer hell and endless stips....lol
 
The ADU must have the following:

  • have the following separate features from the primary dwelling:
    • means of ingress/egress,
    • kitchen,
    • sleeping area,
    • bathing area, and
    • bathroom facilities.

It does not have to be separate from the primary unit, but must have those attributes to be considered an accessory unit. Otherwise, it's just living area.
 
From what I can see in the photo, it looks like a regular room.

I'm glad we took this pic cuz we are on the same page here.. it appears to be just off the hallway as an In-Law Suite.. Down the Hallway is the Laundry..

If it's like a bedroom off the hallway, why in the world is it an ADU? Because the owner thinks so?

Maybe the owner thinks there is an ocean view too - so just put it in the report, everything the owner thinks and wants.

( that is all that needs be said bout it in commentary.)

Tell the owner it has more value as GLA. Built in are the worst, because you lose GLA from the original house. Smaller house now. And adu only has value to the owner who needs it's use.

I bet they think the adu adds more value. That is the hidden issue. And if you don't have comps tell them it's diffcult to determine adu value. Give them reasons to think it isn't the big value adder.
