ADU to be included in GLA

Forget about all the previous 70 posts and look at this sketch. The most logical conclusion is a two family property.

In SFR zoning, it was meant for one house. The ADU above is so large, homeowner better had gotten permits.
If smaller ADU, maybe no permits could have gotten away.

Any additional ADU regardless how large is still considered an ADU.
Main gross area is the area of main house and have separate line for ADU. Simple.

An ADU must be subordinate to the main living area. Is 70 sf really subordinate. People build contrary to zoning sometimes. Sometimes properties are legal non-conforming to zoning.

California state assembly is trying to create more housing by allowing multiunit bldgs on SFR zoning.
Some bills stall and difficult to pass.
I don't like ADUs in my neighborhood. I'd seen some areas with lots of ADUs and the parking situation is scarce.
 
I had a house with two kitchens. With some conversion, the house could be converted into a house with an ADU.
I hope reviewer won't ask me to call it an ADU.
