ADUs on the Grid

I was asked one time when I was appraising this $3 milllion home.
Homeowner asked me if it made sense for him to add an ADU in the yard.
I gave my personal view. If I live in such an expensive home in an expensive neighborhood, do I want a tenant living in my yard? No.
Maybe for that eternal student who never leaves home, or someone to watch over the property while the high-flying owners are off on a round-the-world jaunt, or caretaker's quarters, or like in OJ's case, a witness of activity on the grounds.

Lol, it's for family visitors not renters.
 
Yes, servant quarters or for mother in law would make sense.
 
It's definitely not GLA. Where you make the adjustment (if needed) is up to you... as long as you are clear about it.
