The problem is that you think you are relatively knowledgeable because you have been operating in a very small environment and have clearly been disadvantaged by substandard education. While I am not absolving you of any responsibility for your predicament, you are representative of an entire generation of appraisers who have suffered from inadequate education and training and who were brought into this profession during the middle half of the 2000's by unethical appraisers who were totally unconcerned about the crisis they were unleashing on this profession and the public.

I can only imagine the anxiety you suffer when something challenges your delusional beliefs.
 
Subject backs a busier than typical residential road so I checked 'yes' under 'Are there any adverse site conditions.....' in the site section.

UW says that a busy road is not considered an adverse site condition (box should only be for easements, encroachments, environmental conditions, land uses), says it is confusing since it is also noted on the view.

I disagree and believe that the box must be checked for anything less than the ordinary site. Does anyone agree with UW?

The portion of the report says;
Are there any adverse site conditions or external factors (easements, encroachments, environmental conditions, land uses, etc.)?
Yes No If Yes, describe

I would think that traffic, shopping centers, RxR Trks, nuclear dumps, etc... would be considered an external factor..

The way I was taught was that this section refers to both the site and around the site...

Are you even capable of participating in an adult conversation? And must every thread you highjack serve your social outrage?

Let me guess, you know first hand of unethical training because you once ran a profitable gin mill. You probably had trainees that now work for an AMC. You are a has been who's former clients no longer use your service. You now spend your days stalking appraisers on a message board, acting out your rage.

In your mind, your former trainees only exist because you allowed them to and how dare anyone work out from under your control.

You have developed some sick and perverted attachment to me because of your failure as a mentor.

Just my guess!
 
I don't know if this will even be read lol ... I think this thread has gotten a little off track.

I think that it is a case by case basis. Nuclear land fill, I would think, would be a neighorhood issue ... who wants to live anywhere near a nuclear landfill. River could be a characteristic, but maybe it's just a river running through the neighborhood and it only affects those properties directly on the river?

I usual mark "Yes" as you did paul ... IMO with this much back and forth it could probably go either way and either way the appraisal gods will not crucify you as long as you report/reconcile it
