In the mountains they will sell second hand commonly for $110,000 to $150,000. But there is also a healthy market for the $75,000 to $100,000 range when they are available. I have not understood why more developers have not gotten into selling the package deals since the premium prices being paid are well above what one could buy a lot for and then purchase a manufactured home to put on it. And the old adage that a manufactured home declines in value across the board just does not hold water anymore unless the condition is below par then it escalates downward quickly. For what it is worth I think there is a recent study from Fannie or Freddie about this very topic and how manufactured homes hold, and in many cases, increase in value just like a stick built home.
