yes ive taken USPAP and i am a liscensed trainee. im just asking these questions because i know 4 appraisers with Al and AR licesnes that do comp checks all the time. in san diego i dont see how you can get business without doing damn comp checks.

Well, you already said you were not getting them with comp checks. So, why work for free?

Believe it or not, there are many appraisers that make a good living without doing comp checks.
 
lol - that is funny. How can an Appraiser get business without doing a damn comparable check! Kind of said it like, ahh, soo caassual.

How to make a living without doing comparable checks as a Trainee! I don't! I'm broke! (laughing) I am sooo broke. My shoes have holes in them, I'm on food stamps, I need nose surgery and they wonder if I CAN DO QUICK COMP. CHECK :)

....But I do the best I can because that is the kind of person I am.

It's an insane way of doing business from the LO/MB's stand point, but that is my opinion. To me, comp. check requests is the same thing as asking a blind man off the street what the value of this house is and hands him a picture of it.
 
It is sad, Mrs. Crowley. It's so sad that forced laughter is sometimes the only answer.

I can't help to feel sorry for those Trainees who truly deserve and doesn't even have the chance to turn down a comp. check or even decide between a comp. check and hanging up the phone. I was one of them not too long ago. I knwo of one right now who I truly wish will have a real opportunity.

I think the only thing Trainees can do, if they truly enjoy Appraising, stay broke, work part time job and hang up on every person askign for comp. checks. Trainees are the future...

I remember Benji. You've been struggling and working so hard on being an appraiser for many years now, and due to your good ethics, you are still a trainee. There have been many very good people come here to this forum wanting to become an appraiser, people with good skills and ethics, very promising for becoming an excellent appraiser, that couldn't find an honest supervisor. Many now are dropping out because so many of the honest appraisers don't have enough work coming in.

There really is a purge on the way.

Good! Maybe once that happens, appraiser's and wanna be appraisers like Benji will have a chance.

Not to start an AI lynching, but I met another appraiser at a high-level AI course who told me he does about 1,200 comp checks per year. These result from significant web advertising. This conversation occurred just after receiving a blanket email from one on our state's appraisal board members telling appraisers to just "say no" to comp check requests.

We've beaten the comp check request issue to death on the forum. Most agree that it is not practical to complete these requests in accordance with USPAP requirements. However, the practice continues and will continue because there is NO WAY state or federal authorities can monitor and discipline this activity. I wish that were not true.
