My comments were directed at the "if you can't beat em, join em" statements regarding the use of AVMs and BPOs. Lowering our standards to that of the competition does not improve us. It weakens us. I have repeatedly commented that the user decides what level of service they require. If the user decides that the use of unregulated providers and products satisfies their needs, there isn't much appraisers can do about it.

Appraisers could have contacted their members of Congress in support of re-inserting the appraisals provisions of HR 4173 to the bill, but some appraisers decided they didn't want to do that.

The recent bust should have driven home the lesson of good due diligence, sadly it didn’t.

Lenders don’t need these alternative products, they want them like spoiled kids want to fill up on ice cream before dinner. Lenders dream of the day when they can pull a compliant valuation product with a few keystrokes just as they can now with credit scores. And I believe they will be able to one day, and that day will be the ruination of the industry.

What bothers me the most is that Mr. Linne' is now on a board that can make his thoughts and dreams reality. Heaven help the residential side of the industry.

Only time will tell...but at least we did what we could from our position on the totem pole.

Mission accomplished. Thank you Andy, WF, BOFA, Citi, JP Morgan. Thank you Chris Dodd, Barney Frank, and the rest of the crew in DC. A special thanks to TVMA and First Amer. Not to mention the Big O and all his advisers who decided to bail these people out and let the small businessman go under. We really appreciate the thought as we and our children will be paying for this for the next 50 years.
 
Abso-freaking-lutely amazing...

"USPAP killed the residential appraiser." "We could compete if it wasn't for USPAP."

That certainly goes a long way to answering why some refuse to join ANY professional appraisal organization.

I was just stating reality, not stating that I want to compete with BPOs. It is all of these "new, save the appraiser" programs and analytics that are using that argument to gain a better foothold.

The bottom line is that no matter what new flashy program comes along, appraisers are still bound by the standards of USPAP. RE agents are not.

As I have stated before, we want to serve filets and the market wants hamburger helper.

For the record, I am an active member of an organization and do call my senators and representatives.
 
I did think your comments, or at least how I interpreted them, were out of character for you, based on previous posts.
