A property is NEVER newer than its actual age .... how bout dem FAX .....
 
No Greg - actual age is not a condition, it's a fact

Effective Age = Condition & Functional Utility

No -effective age is never older than it is. You say it's older than it is, you are lying
anyone anywhere knows it can't be older than it is.

Actual Age = Actual Age

Effective Age = Condition & Functional Utility

PE. It can't be newer or older than it's first existance

Can you read?

Actual Age = Actual Age

Effective Age = Condition & Functional Utility

You keep changing actual age and effective age around as if they are the same thing...they are not. Two different things.

Ok .. then my point about effective age is true .. Actual Age is the only thing reported and everything else is condition. If it cant be older it cant be newer .. come on dude get consistent in your thoughts at least.
