Greg- thanks. Nobody else seems to have the cahoonies to back up their dumb assertions. I say that in a flattering way of course

Just like there's no good reason for $25,000 bedroom adjustments, there's no good reason ever for effective age to be more than actual age. A bunch of making value easy monkeys with no proof, rex

lol. It can't be older than it is. It just has a shorter period of time to live because no one took care of it.

Nice try Ham and Boyd. Hams prob is longevity and loan apps. Gregs is external depreciation.

Effective age and longevity is built on what we know. 1,000 years? I'd rater pee in the river, no offense, I'd probably catch a good hagus

There are home that were built 1000 years ago and are still occupied.

The above is the perfect example of effective age being older than the improvements. Because you are arguing that nothing can be older than it is you have proven you do not understand the concept of effective age. it is very simple, and the definition has been provided to you.

This thread, like other debates you are involved in is another example of very poorly trained appraisers who do not know what they do not know.

Your opinions are an insult to the profession, professional appraisers and your stated practices are a detriment to the public good.
 
Maybe he's just jerking us around. Maybe he really needs to pull his head out of his bun. I don't know. But I had a lot of fun writing replies and making graphics.

What is even worse, Mr. Evans is that this poorly trained apprazur doesn't even care to admit that he is wrong and try to understand the correct methods and approaches when they have been so patiently explained by many (and I'm not including myself) of the best on this forum.

It is one thing to not know what you do not know, but true professionals and those who care about this profession do enlighten themselves when they've been shown the error of their ways.

Not only is it sad, but it is actually criminal...IMHO.

Out of 9 lives, I've spent 7 - now how in the world do you get to heaven

Please prove that a home is older than it is. It takes no skill to say it is, it takes a lot of skill to prove it is
