PE - can you exist beyond yourself without lies? You're 85 and look 45. Are you effectively 45 or 85 going on 0. Actual age is immutable

Curious tho, my AI class in the early 90's decided there was no such thing as a self-contained report and that in all reports the best they can hope to be is summary. What happened to that?

The former has an actual age of 80 but an effective age of 40. The latter has an actual age of 25 but an effective age of 75.
 
In defining market value facts are irrelevant - omg i'm going to split a gut lol
 
15... The chronological age of a structure is measured from the date it was built and nothing can change that. "Effective Age" is just a point on a sliding scale used to measure lump sum depreciation as of the date of value. One is "real" and the other is "opinion."
 
I would like to ask 15, what does your appraisal library consist of? If you have one, then you wouldn't be defending an indefensible poistion. Idiot. Yes, you are an idiot. As someone else said, you can reason with morons, idiots you just can't reach. So goes the Ed/Apparzur/fifteen saga.
 
effective age can be based on your analysis included in the report or it can be some wild machination. It never can be expressed as older than the subject actually is.

House built in 2000 - actual age 9 years.

Occupants - tenants with 21 kids, 5 dogs, 3 african parrots allowed to fly free indoors because they are "members of the family". 11 of the kids love to use the left side of the vinyl-sided house for baseball practice and have spray painted a bullseye to represent a catchers' mitt over a neon spray-painted home plate cartoon which glows in the dark and allows for Midnight Practice. Overlooking the 6 broken windows covered in plastic, the siding looks like it's been used for M-16 practice.

When new, the oak interior flooring had only 2 coats of poly - long since gone. Every floor in every room proudly displays deep scratches of 5 dogs who love running the Indianapolis 500 throughout the entire house (stopping only to urinate in two of the bedrooms) while the 10 kids who hate baseball make popcorn and soda and gleefully yell encouragement to the racers (as their soda soaks the floors for 9 years).

The older teenage girls love helping their Mom cook and continuously forget cooking oil and basted turkeys and chickens tend to splatter .........and cooking skillets and pans covered in spam spray and italian oil tend to slip out of hands and inadvertently crack essentially half the ceramic tile in the kitchen.

A very hygenic family, all 23 family members take at least 1 shower daily - in fact, half the girls tend to take 2 or 3 depending on their activity levels and the weather. Unfortunately all 8 girls have at least 2 metal cans of their favorite hair spray and, at any given time of day, at least half of the cans crash to the ceramic tiled bathroom floors. The boys discovered early on the metal shower enclosures in each bathroom make superior chin-up bars .........unfortunately every single enclosure now hangs on by a thread of the remaining drywall panels.

Two summers ago, the boys invited their friends over to discover the magnificent view they have while barbecuing on the rooftop. .......Unfortunately, while attempting to bring the charcoal-fired bbq back downstairs it turned over while the coals were still hot and oops......they made a 10 foot burn hole in the roof which the kids quickly covered with a black shower curtain to match the shingles so Mom & Dad wouldnt notice.

Apparently one of the 10 year old boy twins decided it would be fun to charge the younger boys and kids from the neighborhood a quarter to take rides on the Electric Garage Doors. In fact, the "rides" became sooooo popular - nary a kid in the neighborhood hasn't ridden them at least 10 times in the past year or so. WEeeeeeeeeeee..... can be heard from one block away - weather permitting.

So........... the 9 year old house has an effective age of 9 ?:new_smile-l:

(such a sad story too- the neighbors are sooooooo upset).

I always love threads with 15 in them ... they always make me feel so incredibly blessed at the education and instruction I got. It is apparent that some have just not been as lucky as I have, and that while good for me, is a shame for many.

Keep up the good fight 15 ..... you are in a losing battle because you dont understand the concepts

AND to that end lets approach it in a manner you can understand .....

The house has an ACTUAL age of 100 years and has been completely remodeled .... the effective age might be 20 years lets say .... IF that is true, and I have seen you argue it ... then the reverse can be true ... the 5 year old home can have an effective age of 10 years .... there cannot be the possibility of one without having the possiblity of the other ... as an effective age theory.

Effective age is not necessarily ACTUAL age. Two different things that help appraisers (but apparently not apprazurs) determine if there is appreciation or depreciation effecting the subject.
