Look at the definitions. How long will it last without maintenance? ANY mainteance reduces effective age. You guys keep comparing condition to actual age - wrong. Actual age is not conditional
 
Yes. Your library Ms rex is devoid of relevance. I say the writer had a 15 yr old groupie that he tried to rationalize as 18 legally. Wrong. Use your head Ms, nothing can be older than it actually is

No one said Actual Age WAS conditional - find your source for the Definition of EFFECTIVE Age yet?:shrug:

Mike, effectively it can never be older than it actually is. Truth is not effective, it's facts. My new home is bult with 200 yr old pines recovered from the Amazon. Is it 200 yrs old?

Actual age is not conditional - it's a fact. Any attempt to to say otherwise is a lie. Please, I can't wait to meet you in court.

Given the damage and deferred maintenance to the " 9 year old dream house" in my scenario above - what would you estimate the Effective Age to be?
 
Sadly, the public can view fifteens posts, research their origination and find a dude named Ed on the other end of these idiotic post is a Licensed or Certified Appraiser. Not only that, apparently he is an "experienced" appraiser. No wonder we are doomed, and quite frankly, I do not want to be considered a peer of fifteen, Ed, or Apprazur, as they all are an embarrassment to the profession and a danger to our credibility, as these idiotic posts of his are available to the public. I can only plead to the moderators to remove all his posts for the good of all the appraisers that are competent. If I hadn't seen Ed's website, I would laugh it off as a Bobby Bucks type ruse, but no Ed is the real deal, and a sad commentary on our profession.

No one said Actual Age can be older than Actual Age. :icon_idea::) Just exactly what IS your Definition of Effective Age? Do you never use the term in your appraisals? :shrug:
