Is anybody really surprised by any position taken by 15?

What's surprising is the amount of time otherwise reasonable people have devoted to his arguments. (I include myself in this group.)

Fifteen has found a niche on AF that no one else seems to fulfill: he is a unifying force among those who might otherwise be arguing amongst themselves on one point or another.

(This is a powerful gift. If we could only get him to negotiate a middle east peace, I think we might actually see the Palestinians and Israelis come to some agreement. Of course as the price for such a deal, the US would have to nuke Olmypia, WA., but that's a risk I'm willing to take.)

In addition, any appraiser, no matter the appraiser's tenure, experience, or education, can read 15's posts and walk away feeling like a rocket scientist. That's no small feat.

Lastly, 15's posts act like a compass. No matter how confused one may be on any given issue, one need only poll 15's opinion, then run like hell in the opposite direction!

M&S life cycle chart

I like the Marshall & Swift life cycle chart (pg E15). It's probably not perfect, but it is a recognized authority. If a residence gets routine maintenance and renovation the effective age is going to be somewhere around 15-20 years.
 
Homes effectively older than they actually are - does this need it's own thread? Proof? I'm asking nicely :)

I wonder if 15 somehow has the terms "Economic age" and "Effective age" mixed. This would account for his stubborn stance.

Well one thing about it Greg .. most of us will probably agree (and I say most of us with caution) that a house can be no older, effective or actual, than at the point it falls to the ground. Id say that would be the ultimate "old" age for a property.

I'd love to see 15's age life calculation on one of the Taos Pueblo homes.
