Here is the FREAB complaint form link. Yes, there are experienced Florida appraisers that have been before FREAB. The number of years licensed does not guarantee the accuracy of an appraisal completed by anyone.

I am confused. Did you not say that this was an FHA order? It is my understanding that we are not to take COD orders on FHA appraisals from the home owner. Also, did you say a 1st day trainee did the original appraisal? If this were an FHA appraial then that cannot be correct. Was the first appraisal an FHA? Also, did they have an engineers inspection report on the foundation? If not, did you condition it for an inspection?

Jay, the Florida forum is a secret society. You'll have to move to Florida (Pinellas County), register as a republican in Pinellas County, vote for Frank G as the Property Appraiser and buy a round of beverages in Orlando at a FREAB meeting in order to pledge membership. :rof::rof::rof:

I do not see any reference to FHA in the OP. FHA appraisal fee issue is addressed by HUD/FHA as follows:

1. Ask for the payment when you get there, not after inspection.
2. Stop work immediately when payment is not forthcoming.
3. These guys let you know they were screwy right up front. Shoulda had the MB overnight certified check to you instead.
4. Lesson learned?

Note that this directive is to the FHA approved lender, not the non-FHA approved MB. FHA can only direct the approved banks.

If this directive were literally enforced by FHA then it would seem that whichever lender was pulling the case number for the MB would have to collect the appraisal fee from the borrower.

I'm thinking FHA must be allowing exceptions to this guideline.
 
David you sound an ethical individual & you did your best to help these people in the time frame available.........so please go and enjoy your golfing holiday and let your wife handle it. The world wont shut down while your away ...........its really not a problem .......No money no report ............ PS Dont worry about Webbed he's really a fluffy little duckling.

I agree with Ken.....except about Webbed being "fluffy." Although I have never met Mr. Feet and he may, in fact, be fluffy............years ago wasn't there a comedian who described someone as...."he's not fat, he's just fluffy"....?
