AI Generated review conditions?

Got this one yesterday, I suspect it was AI.
 
If AI is good at review, more power to it. Though none of these posts prove the review comments are AI generated.
 
AI use does not mean AI generated. I suspect an appraisal reviewer who reviewed the report had concerns. The reviewer then copied his review into ChatGPT, Claude, Copilot or whatever AI program is supported by their employer which then spit out a much better written revision request. Yes, AI was involved, but I think a real person reviewed the report. In this case, the reviewer went through the report noted the issues which resulted in several questions that any reasonable end user would have regarding the reconciliation placing most weight on a comparable sale, located out of the subject neighborhood, that differs in most areas other than having an ADU feature. I think it is pretty easy to spot AI written material, especially in news, sports and other online articles. Why wouldn't appraisers and reviewers use it to make their comments sound better. It can be a useful tool if used properly.
 
In the long run, there isn't or won't be a dime's worth of difference between an AMC checker and AI. Not that complicated.
 
Comp 4 on external influences I don't understand.
What is there to understand? It has a similar external influence as the subject.

the remaining comparbles adjusted 5% to 12% I don't understand. Why did they adjust below?
What's the difference why they adjusted below. The fact is they did.

listing are relevant but still don't know if truly competitive or inferior for some reason.
Why can't you take the op at face value. Like Tom4Value said. They all seem to be legitimate questions if the report is as they say. What I don't understand is why these obvious points were not addressed in the original appraisal

Likely not AI, else it would likely be grammatically correct and say fewer, not less. Fewer is a quantity, less is an amount.
 
I don't appraise price. I appraise market value in geographical area I am competent to perform market value appraisal on real property.

I actually appraise real property rights with market value appraisal. Okay? okay. .............
 
It makes you want to say do you even know the subject? Do you even live in the State the subject is in? What about the County, the district, the street?

Look ................I know the subject real property rights. Are you competent? ??????

Prove it to me. Pay me in the process. Late charges will apply.

I will take all the help I can get and I am like a sponge. I read motivations many times and like to hear from people that have motivations on subject real property rights.

Always focus on value definition and subject real property rights as of effective date.

No race, etc.; No prohibited basis. Focus on subject.
