AIR & the Dodd-Frank Act

I know we all get criticized all the time it comes with the territory of being an appraiser especially when the opinion of value comes in lower than the purchase contract. Most of the time no problem, no foul. But sometimes agents get completely out of hand. Has anyone ever filed a complaint using AIR under the Dodd-Frank Act on a Real Estate Agent that demanded information in violation of USPAP and intimidating you with nasty texts and negative reviews concerning your opinion of value? If so, how did you go about it, and who did you file your complaint with? Lender, AMC, Licensing Board, MLS, etc.
 
Like most negative things in my life....
Ignore them....

To be honest I can only remember once when an agent and her out of state buyer both said that they were going to complain to the lender....
Not about value but because of a health and safety issue....

You can report them to the Real Estate board that licenses RE agents in your state

Or just ignore them .,,,because they can make a spite complaint against you to board. Just refer the agent to the lender and ignore they will shut up soon .
 
RE agents have no obligations regarding USPAP.
 
I had Vonage back in the day so their voice mails were emailed to me with an attached .wav file that I could forward to anyone. Including management, their management, parents, regulators and law enforcement. Let's just say I busted a few RE agents and LO's in their intimidation, insistence that I violate the law, and other lies that the are known to do so well and so often. Like clockwork. It's in a lot of their DNA, an ex-wife included.
 
No, real estate agents and brokers are not under USPAP and therefore they cannot violate USPAP ! So what can you you do ? Surrender your appraisal license and get a brokers license, then you can tell the appraiser, what you really think about their low value, or crappy work -- Just jerking your chain, but in order to survive 20-35 years in this business you have to develop a thick skin, and Frankie & Doodle are long gone and retired and remember no governmental agencie is going to fall on a sword for a lowly appraiser.
