I used DOS total for about 10 years with no updates??
Things arent changing that rapidly in this industry.

Really, how are those new VC sheets working out? Bemis, it is possible to do business with a typewriter. It amazes me how cheap appraisers can be. Appraisers complain about expenses worse than men complain about wives spending. It is your own business what software, what forms, what car you drive. More power to you for making it work with old DOS Wintotal. That very fact gives you the absolute right to complain about Alamode's update packages. Do you have the integrated 1007 form with that software? The GLB notice for individuals? It is your choice, so why is it necessary to degrade them for having it when you don't want it? Nobody is twisting anbody's arm and making them purchase it!
 
cost has nothing to do with it and is not a problem

like I said I manage and dont need updates.
perhaps next year I will start using Highperform which I bought last year.
Funny how Ive owned Highperform for a year and they havent tried to sell me anything else?umm
 
You had better wait until after January 1. If we have to give three years sales history, doen't that mean a change to the URAR. Just a thought.
 
Actually, Tim, my software provider does give updates, but we're free to download them when (and if) we want. We're not forced to do it on a constant basis. I only commented because I've read so many posts about ala mode users being forced to download upgrades they don't want. The other thing that amazes me is how so many ala mode users need tech support. We've called tech support twice in 3 years!!

To each his own - that's why there are so many choices.

Why would reporting a 3 year history require a change to the URAR? I currently report the prior sale in the existing forms whether it ocurred yesterday or 30 years ago. I also report if the prior sale was a vacant land sale or a family transfer in the current form--so I am curious why the URAR would need a change?
 
"Analysis of any current agreement of sale, option, or listing of the subject property and analysis of any prior sales of the subject property within one year of the date of the appraisal" on the URAR. I took it for granted that since our requirements will change to a three year sales history they might want to change the URAR to reflect that. I have no inside information, it just seems logical.
 
Fannie Mae won't change their limiting conditions to the current one, they insist that the 1993 version has to be included, which means two limiting conditions have to be in each report. So why would they be willing to change a form for one word? By the way, if you notice, their proposed 2000 Field Review form was written to reflect the proposed changes in 2003 to USPAP. So when they finally get around to changing the URAR (took about 10 years the last time), they probably (I hope) have it in line with whatever USPAP applies at that time. Although USPAP went into effect in 1991, the URAR didn't get brought up to date until Dec 1993 that time--and hasn't been changed since. It took about six years or more to develop the 2055 (which is not out of date with USPAP), so Fannie Mae isn't very speedy.
 
Oopd typing mistake. The 2055 is now out of date with USPAP too, since it was finallized in 1996 and USPAP changed in 1999 and 2001.
