Well..... for some of us older dogs whom are not appraising all the time anymore, it's just a side hustle. I'm not going to be running around like the mortgage broker days, 7 days a week, doing appraisals on an iPad in the car. Thankfully, GSE appraisal work is not the only work out there.Bradford also ready very soon and any staying in the appraisal software business so expect to see a few more give it up with only 3 or 4 left by end of 2027. There's no big money in appraisal software and it simply won't support any more than a few of the last bigger or larger companies.
I think it's smart of ala mode to keep their format the same that thousands of appraisers are used to.
Plus, we still haven't seen a real estate surge in quite a while. When that surge happens, that's going to be the true test of where appraising is at. Will it go heavily into waivers or hybrids? Or, will the market dictate that a licensed appraiser actually do the inspection? The ramifications of self-serve loans haven't been seen yet. We shall see.
