All abbreviations must be explained?

stipulation: Please include definitions for GBFP, WBFP, APPLS. (NV), AGP (NV) etc... in the UAD definitions addendum. Anytime definitions are utilized in the report they should be shown in the definitions addendum (as per UAD requirements).


Through out the entire report, every abbreviation must be explained? What about: Dr. or St. or Cov. Porch, DOM.

Maybe it is me, but who has written an abbreviation page within their report? Am I the only one who finds i can not fit DECK/ENCLOSED PORCH/PATIO in the little box without abbreviations?

Please advise as i have never had to explain all the abbreviations, and please share with me where this is stipulated in the UAD requirements?
 
Those who created the UAD most likely never filled one out...

I am guessing APPLS is appliances, the rest, I as a peer, don't know what they are. If I don't know how would a reader of the report know?

There are appraisers who post here using their own abbreviations for a whole range of things expecting everyone to understand them. Sometimes they make sense other times they are head scratchers (or just make you ask whey they don't write the actual word).

I've never given a specific list but when I abbreviate something in a report I do so knowing that it is explained further in the discussion (if, say, on a sales grid). If it is outside the sales grid, I usually write it in full with the abbreviation following. I know that is more difficult with small boxes but with abbreviations that aren't obvious it seems like good practice to include an explanation somewhere.

Like Stone, I give the reader a definition of an abbreviation at least once. This is typically done in narrative commercial reports. For instance: "The GBA (Gross Building Area) of the subject property is 16,000 SF (Square Feet). The NRSF (Net Rentable Square Feet) of the property is subject to CAM (Common Area Maintenance) fees equal to their percentage of the NRSF. The L/B ratio (Land to Building) is 5:1."

Its simply good writing to define uncommon abbreviations or abbreviations with multiple definitions. Most appraisers include the 3 pages of UAD definitions in their reports and I know WinTOTAL has a space there for appraiser-defined abbreviations (not sure if other software has the same space of the top of my head).
