Am I the one being unreasonable?

If agents are going to list homes and say they’re eligible for FHA financing, they need to know what the FHA requirements are. It’s amazing how many do not. I would not go back out for free. I don’t know of any other profession that’s asked to do so much work for free. And nobody’s getting in a vehicle for free.

Same with loan reps....
 
Somebody missed your subject to utils being on. That is a big one that lenders want the utilities on to make sure they do work, period. So the lender missed it. Not your problem, or concern, as to whom is to blame. Your issue is to be the hero and get it done as fast as possible for a fee. You think the buyer wouldn't sue you if there was a utility issue. Owner probable had them turned off without telling agent they did

There is much thought here on nothing, except getting it done fastly.
Utilities on is also required for FHA.
