I bid on an assignment a couple of days ago for a drive-by from Mercury. I haven't received an order from them yet. I bid $199, keeping in mind that I would have to pay a $17 tech fee. My bid was declined. Was it too low, or are there appraisers doing this work for less?

From my bidding experiences with various sources. I would guess the latter.

$199 for a drive by. i would shoot however bid lower, then you next. you must love that AMC plantation work, slave labour mentality.

Some times the client may think the fee is too low to get a good report. Without an insider to tell you, who knows? I've had clients who put out requests for bids when they have already assigned the report directly to the appraiser of choice. They waste your time. Bid a living wage and go on.

Winner!

Whatever your bid is you are at the mercy of the coordinator. Very few bidding scenarios with AMCs are honest competition, they have their favorites and treat them as such.

ey have their favorites and treat them as such.
Bankers too. While supposedly the LO is not supposed to pick the appraiser, they frequently tell their Credit Dept (who hires the AMC or picks the appraiser) that a certain project should be done by a certain appraiser. This is particularly true of agri appraisers and commercial specialists. Otherwise, the incompetent might be assigned to a property wholly out of their expertise and most are too desperate for work to turn it down.

terrel, you are correct. in the old days i knew everybody. cause they knew who the dopes were. and they knew my appraisal was always acceptable, even with a lower value.
then the AMCs hired dopes who went with the low bidding dopes. anybody hire the lowest bidder to fix something, then have to hire someone to fix their work.

Well, Tom, I posted another thread about how to get business. I guess I missed your response. I'm struggling to get by right now, and I'm willing to do whatever to make a living. If you have any advice, I'm listening.

I had many a loan officer tell me that so and so's license was as good as my license and they will hit the number they need. I don't miss that part of the business.
