AMC Directory Book

Has anyone ever purchased one of those AMC Directory Guide Books? They're $79.99 and list all of the AMC's generating the most work.
I'm wondering if it's helpful or a bunch of crap.

If I was looking for work then Hell yes I would spend $79 Bucks -One assignment and your ahead of the game. :)
 
Why spend that money when the AMCs have to be registered with the state to do business in the state, so, just go to the state website. It's free.


Because its too time consuming and often has no E-Mail or who person to contact . I don't do AMC but My X partner bought one of these handbooks about 7 years ago and had more work than he could deal with. He ended up cherry picking order's and did real well. Got to spend a little money to make some money--I never try to save nickels and dimes, especially if your business is slow. Like I said one order and your already profitable- but my experience over the years is one thing go often leads to a bigger and better things.

Wasn't the point of working for AMCs was that Appraisers then didn't need to "market" themselves? Just sign up and get assignments, right? But now appraisers have to actually seek out AMCs and sell their services to get on the lists?

It was never the point. It is just a line they use to justify their fee.
Appraisers had all the direct order work they could handle before AMC's co-opted those same clients. Some of the clients have returned to direct orders, while a large number have not. But marketing yourself was never hard in residential work - it only became hard when AMCs became the gatekeepers to the same business the appraisers had before. Kind of like a mob boss collecting a "protection" tribute from a business owner to operate in their own area, serving the same customers they always did, before Uncle Tony showed up with his baseball bat.

Back to the question, way back when HVC changed everything and until i could claw through the mess, I ordered one of those books and it delivered as promised. It listed the AMCs;s and a phone or email contact. Sometimes those contacts were still good, and sometimes they were obsolete. It was hard to tell because only a few answered, but I did get work from those few..

However, things are slow all over now which means AMC's are slow too, and some have shut down. But all the OP needs is one order and the book is paid for. Applying to an AMC, much like applying to a lender or any client, is part luck or timing, The appraisal managers at AMC's come and go. The lenders also change which AMC's they use. . Overall the book is worth getting if one wants to go after that segment of work.

( Note: not me needing money but them needing money ) They is the "key" word.


Don't you dare try and get on Your Fake High Moral Horse because you have spent your entire life working and taking money from Pimps and *****s, but they just happened to be direct lenders or mortgage brokers who you loved and they paid you higher fees.

Now go tell that appraiser to get the Handbook and to quit listening to you old guys who love to say you will die before you ever work for a AMC. Tell her/him unless they are a Trust Fund Baby or made their fortune already, have a significant other who has a real high paying job and real benefits, then its imperative to get money coming in as soon as possble. ( The AMC may be their only savior financially until they can get some new customers when things pick back up :)
