Tell her/him unless they are a Trust Fund Baby or made their fortune already, have a significant other who has a real high paying job and real benefits, then its imperative to get money coming in as soon as possble. ( The AMC may be their only savior financially until they can get some new customers when things pick back up

The State AMC Roster is junk - it would take hundreds of hours to choose ones that were even in business as some are just mom and pop operations. The appraisers time can be spent doing other productive things and and making other contacts.

One thing we know is in general appraisers are terable at marketing and running a business and we were lucky I started in sales as a Realtor and appraisals was just a side gig but I was always a better sales and marketer than an appraiser.

Its unfortunate but most are never trained to operate a business and it took very little effort 25-40 years ago to get customers. Today is a whole new environment and the traditional sit and wait for order days is gone for most.

No one younger than us know the names of Dale Carnegie or Zig Zigler, anymore. Seems that when door to door sales fell out of favor, so too did, sales training, even if it's just self taught from books and tapes.

Hey the appraisers have the " Appraiser Coach Dustin Harris " I used to laugh when he first showed up but he has built a pretty good business model and is making money. People used to laugh at Joan Trice and love or hate her she did quite well for herself and is living a comfortable retirement in Florida. For young people I think they should look at all angles in appraisal as there are so many different opportunities. Employment at a GSE, A large AMC-HUD-VA the State many good paying careers for young appraisers.
