AMC fees are not a requirement in the 3.6

If appraisers were worried about protecting borrowers, they would do more about policing their own ranks. I don’t see much appetite for that, though.

And you think an AMC promoting fastest and cheapest and commingling of fees promotes public trust. Hmmm?

I’m not sure about that. Appraisers are usually the ones in favor of strengthening requirements to become appraisers, keeping college degree requirements in place, we were generally against parea, etc. I’d say appraisers have been at the forefront of those things
 
independent appraisers should do the regulating...since the regulators have sold out....let's start with that useless USPAP :unsure: :rof:

I think some standards are necessary, but that has nothing to do with the fact that, even at its most stringent point, getting an appraisal license was as easy as falling off a log. Anyone with half a mind and a bit of gumption can accomplish that. I am talking about those who are licensed and don't give a tinkers damn about the quality or credibility or honesty exhibited in their work. There are some with blinders on who think that is a small slice of the pool of appraisers, but for 25 years, people who see a lot of appraisals have been screaming that is not the case a high percentage of the time. Frankly, at this point, it is the rule rather than the exception. And appraiser's can't even have a simple discussion over appraisal procedures and practices without some halfwit ninny whining about "not building each other up instead of tearing each other down." As a group, appraisers have become pathetic beyond redemption. And none of that is done with any regard whatsoever for the public, or the borrower.
