AMC hires Convicted Felon as Property Data Collector

Do you think TN should revise its rules to ensure that all current licensed/certified appraisers have had background checks?
I had a background check when I upgraded to CG, I had one for Shelby County and one for State of TN DPA, so sure, why not? Of course good luck with the State Board that I've paid $25 twice in 5 years to "correct" my job title and address, which is still not right at the National Appraiser Registry. Don't forget, in Tennessee, There's only one administrator has to do everything for every license covered by Commerce and Insurance, many more than just Appraisers. Too many Commissioners and not enough support personnel to make all that happen. There was a guy a few years ago that was trying to get a trainee license and had been convicted of child abuse (his own child, a BABY, was badly injured-it was in all the papers-its not a secret). Only 1 of our TREAC commissioners (who happened to be a woman MAI) was not afraid to say "Hey, this person will be in homes, around children", maybe let's not. The other commsioners all said maybe he'll just do commercial work. I think all their reigns have now ended with the last cycle so I'm safe to say "Wow". No, I don't want someone like that in my home. So, yeah background check me all you want, I'm old and part of the Upright Citizens Brigade, lol. Are you back working for the State of Tennessee again?
 
Sooner or later the AI + CubiCasa type combo is going to render obsolete the PDC trade anyway. They'll just Fed-Ex the GPS-enabled device and have the property owner or the agent do the walk-through. Or download an app for their smartphone. It won't matter who walks the device around.
In Franklin, TN, Amazon has little waist high robots rolling down the streets to deliver packages with a guy in a truck controlling them (I've seen them in a couple of the big PUDs). I guarantee Jeff Bezos will beat the other billionaires with money to burn on this one,
 
Your pic reminded me of the Vid I posted in the Russian war thread. Have you seen this? It almost looks fake. Might be the same robot in the background of your pic.

 
I think that:

What makes for "this time it's different" is because almost all the previous efforts in automation have been toward the analyses of the available information. The quality of that data has always been the weak spot. GIGO

These more recent efforts are aimed at collecting, qualifying and refining that data in a manner that ostensibly makes it more usable under any mode of analysis. Including human appraisers and AVMs and any AI variants.

IMO that's what makes it different this time; and not just for SFRs.
Only because they stole data from actual appraisals, and that won't be good in 6 months.
 
It doesn't matter what GH wants, what you want or what all of the appraisers here on AF want. He who has the money has the power.

Borrowers whom want to refi are not looking to see which lender sends a licensed appraiser out. They're looking at whom has the lowest rates and which is the best deal for them. If that lender with the best deal happens to send out a PDC, a licensed appraiser or a stinking drone.....the borrower doesn't care as long as they get their cash out refi with the best rate. A super dooper bonus for the borrower would be a waiver.

Now.....if we were pilots, and we stopped and said we're not flying. Which is happening now by the way....we'd have some leverage.

The only leverage we had was that we would prevent a lender from making a poor lending decision. With how good collateral underwriter has become (thanks to us) that risk is low. They have the data. They don't require our services. Shoot....an Uber eats driver has more leverage because people are lazy and hungry.

Yeah, but the Uber Eats driver expects a prepaid tip before they pickup the order. Who tips the "Property Data Collector"?
 
I've always wondered why we've never received a badge or I.D. with our license # and expiration....not that it matters now.
I made one to wear around my neck during COVID when nobody wanted to touch cards. At the county, we had BADGES saying " Deputy Assessor", lol

The homeowner tips him/her - Just tell them you need a friendly inspection and no deal killer BS like appraisers do. Then hand him a gift card a cold beer to go and be done :)

Only because they stole data from actual appraisals, and that won't be good in 6 months.


The appraisers had no hand in developing any 3rd party info. It's no different than the info appraisers use from public records or an MLS listing. They don't even touch the info except to use it.

Speaking of MLS info, is it your opinion that appraisers are stealing that info when they use it in an appraisal?

Nobody....The PDC is a "requirement" by the lender as is the appraisal. The PDC or appraiser gets a fee and that's that. My point was the borrowers don't care how the requirement is fulfilled, as long as they get their loan.

I've never used uber eats so, I don't know how it works. But, I do know that when someone is hungry, they're in need of the uber eats driver. They "want" their service.
