If you are the appraiser, it's not your problem. It's also not fraud because the way it is reported is legal. I agree that it's not as transparent as it could be. I don't agree that most buyers care whether appraisal fees are shown separately or not.

If an appraisal is involved in legal or “racism” proceedings the fee distribution could be very pertinent. To absorb a good percentage of the fee and not review the appraisal would draw the focus toward the “deeper pocket” AMC.
 
"Could be pertinent" Of course it could be. The point is that the Lenders/Closing Agents report on the HUD closing form in compliance with the laws and regulations that govern that reporting. It's not up to the appraiser. Our job is to develop and report opinions of value in accordance with regulations that govern appraisals.

Appraisers fought to get the fees separated in an effort to get paid better. I don't think that there are many Buyers and Sellers who care about how much, or how little, the appraiser is getting paid. They just want to take possession of the property they bought and get on with life.
It is fraud. You are missing the point on truth in lending disclosures.

Many many appraisers saw it as fraud. Still see it that way.
 
all of you who work for AMC's crying your hearts out about this, and that. such useless revolutionary uprising thoughts. maybe more of the french revolution motto, off with their heads. well actually that's my thought about any appraiser doing AMC work. HUD, smud. we are at the bottom of the totem pole. learn how to not be at the bottom.
to me, certification was the worst. it flooded the market with more appraisers, and not necessarily better appraisers.
learn to love your life on the AMC plantation, as your masters would say.

on the appraisers totem pole, we are supporting the ones on top of us. we get their crumbs. shot of like on the condo market grid, floor location & view adjustment.
