AMC's requesting reports to be Emailed.

When I started we were still typing them - like on a typewriter - after we wrote them out and did all the calculations manually. Of course, gluing the pix did not takes as long, as we only had three photos and they were all of the subject. And the location map only showed the subject's location
That post will be like ringing a dinner bell for the "industry elders". :-)
 
We at least had some software, but also had the realtor listing books, not a fancy website with photos.
We took the listing books, cut out the listings that sold, wrote the price and sale date in the upper right hand side, and made stacks of sales by MLS area. Then we manually looked through each stack to search for comps. Stone ages :)

Our book at least were separated by market area. But it was one book for the whole office, and I think they came on montly, bi monthly? So there was a little gap there. Think of how many trees died for our industry.
 
Sometimes an AMC asks for a report to be emailed to them. Just a reminder it is the appraiser who commits the violation of GLB and not the AMC for asking.
Just say no. Their portal to upload it should be working.
Any AMC's asking for emailed reports in return for no upload fee if early should be referred to your State for a cease and desist.
That is complete nonsense. Are you sure you're not Fernando in disguise?

This should be on the list for one of the most bizarre posts of the year...so far anyway.
 
I used to love delivering reports. Often, I would pick up a new assignment or two while I was there. Kept a pad of order forms in my briefcase just for that. Now, I no longer have the order pad or briefcase.

What? I have e-mailed many reports, not to AMCs but to lenders.

Usually it was a drop off and pick up situation.
 
Was that before faxing. At one point i had orders laying on the floor each morning. Delivery time was 4 weeks+.
Before USPAP and hvcc.

There is no prohibition on emailing an appraisal report. I agree.. you are overthinking it.
